Buckskin Charlie Apartments eyeing springtime opening
Mild winter keeps project ahead of schedule
Visibly taking shape, the modern modular style construction process fast tracked the Tribe’s most recent housing project in Ignacio. The three-story apartment buildings are located just east of Tribal Campus and sit across from Ute Park, backing up to the existing Bear Trail and neighboring wetlands. Spearheaded by the GF properties group, these modern apartments will be made available to Southern Ute tribal members and tribal employees, with first preference being given to the membership.
“Buckskin Charlie Apartments stand as a powerful step toward securing quality and accessible housing for tribal members, tribal employees, and local families – reflecting the Tribe’s commitment to creating housing stability,” said Shane Seibel, Executive Director, Southern Ute Indian Tribe Growth Fund. “This project is a vital investment in Ignacio’s future, bringing us closer each day to providing modern homes for the people who keep this community strong.”
The new apartment complex includes a centrally located amenity building that will provide residents with a leasing office, fitness area, gathering space and an adjacent outdoor plaza – sporting grills for outdoor cooking and fire pits. The design also includes a separate maintenance building and on-site mini storage space. The Buckskin Charlie Apartments will also have some covered parking, supporting photovoltaic solar panels on the structure.
There were initially two construction phases for the project. Phase 1 included the relocation of existing on-site utilities and site preparation. Phase 2 included the foundation work and construction of buildings, which began in spring of 2025 and was scheduled to take approximately 13 months to complete. Final stages of construction are under way, including the installation of exterior materials, corridor finish work, construction of amenity and maintenance buildings, along with general site work.
With the favorable weather conditions over the winter, FCI Contractors is estimating a completion date for this spring.
“The Buckskin Charlie Housing Project will expand affordable housing options for tribal members by offering flexible 1‑, 2‑, and 3‑bedroom units with short‑term leasing,” said Southern Ute Vice Chairman Marvin Pinnecoose. “This approach supports those who prefer alternatives to long‑term mortgages and provides accessible housing for new employees relocating to the area. We see this project as an important step toward future on‑Reservation economic development wins.”
“Together, these new homes will help ensure that tribal members, local workers and families can continue to live, thrive and build their lives right here at home for generations to come,” Seibel said.
