Buckskin Charlie housing project takes shape in Ignacio
GF Properties Group would like to inform the Southern Ute tribal membership about the Buckskin Charlie housing project. The project consists of two apartment buildings with 60 units (30 units in each building). There will be a mix of one, two, and three-bedroom apartments with ADA units on the ground floor.
The current design includes an amenity building that will serve the residents of the apartments and is proposed to potentially have a leasing office, fitness area, gathering space, and an adjacent outdoor plaza with grills and a fire pit. The design also includes a separate maintenance building and on-site mini storage space. The project will have some covered parking, and the GF Properties Group is exploring the installation of photovoltaic solar panels on the parking structure.
There are two construction phases to the project. Phase 1 includes the relocation of the existing on-site utilities and the preparation of the site. Phase 1 began in mid-November and is scheduled to be completed by mid-July. Phase 2 is the foundation work and construction of buildings. Phase 2 began in spring of 2025 and will take approximately 13 months to complete.

Modular Manufacturing
- Design: Nov 2024 – Mar 2025 (substantially complete)
- Fabrication: Mar – June 2025 (underway)
- Delivery: June – July 2025 (using Casino overflow lot for staging)
Phase 2 (Construction)
- Foundations: Apr – July 2025 (underway)
- Modular Box Installation: June – Aug 2025
- Final Construction (stitching units, amenity/maintenance buildings, site work): June 2025 – July 2026
